ACCESS STATEMENT

Introduction
We aim to cater for the needs of all visitors, offering comfortable, high quality Bed & Breakfast accommodation in our newly built and refurbished rooms adjacent to our home. The following statement is a summary of our provision. Please contact Sylvia or Terry Smith (proprietors) if you have any specific questions or requests. We will do our best to help.

There is plenty of well lit parking space and parking for the disabled clearly marked. The pathway to the accommodation and to the dining room is well lit and has been designed for wheelchair access. We will happily assist you with your luggage.
The Manor Coach House Bed & Breakfast accommodation offers four individually designed rooms, all with en-suite showers, shaver points, and central heating. Each room is provided with a kettle and hostess tray with plenty of coffee, tea, snacks and complimentary bottled water. We would be happy to provide fresh milk if you prefer (please ask). A hair dryer, full length mirror, radio alarm clock and small fridge cooler (sutiable for fresh milk) is also provided.
Suite 1 – There is ground floor access into the suite, with a king-sized bed; en-suite shower room; desk and wardrobe, on the ground floor. The floor covering is wood panelling. The staircase has chrome spindles and a wooden handrail. There is a short-pile carpet covering the stairs and first floor. This upper floor offers two comfortable chairs which convert into beds. There is a television, sink unit; combi-microwave cooker and a fridge. There is some restricted headroom.
Room 2 – The ground floor access leads into a spacious room. The room contains a super-king bed (or two singles, as required), desk, upright chair and a comfortable easy chair which converts to a single bed. The floor covering is wood panelling.
Room 3 – Disabled access (door width is 81 centimetres) into a spacious, well lit ground floor room with an en-suite wet room, fitted with grab rails, disabled toilet and sink by the side. A commode style chair that can be used for showering is available on request. We are happy to liaise with the Red Cross if further equipment is required. The en-suite is well lit with contrasting tiling and towels. There is main overhead lighting, wall lights and “touch control” bed-side lamps. The room has a desk with chair and two upright easy chairs with arms, alongside a coffee table and lamp; a wardrobe and bedside drawers. There is room for a wheelchair to manoeuvre around the beds. Room 4 – A wooden staircase with decking and a patio seating area, leads to a spacious room fitted with a desk and chair, wardrobe, 2 easy chairs and bedside drawers. This room is carpeted with a short pile carpet. A patio table and chairs are provided for the decking area.
Room 5 – There is a step into the hallway leading to two first floor rooms. The hallway has wooden flooring and the staircase is carpeted with a short pile carpet. The smaller room to the right has a good quality double bed settee with a television, coffee making facilities and coffee table. The main bedroom to the left has a King-size bed with side drawers (side lamps); desk and chair; two built-in wardrobes; ottoman and television. This room leads to the en-suite shower room. The rooms are carpeted throughout with short pile carpet. There is some restricted headroom in both rooms.
Smoke alarms and emergency lighting are fitted in all rooms. Please let us know on arrival if you might need assistance in the case of an evacuation, e.g. if you have a hearing impairment. We will be happy to help.
Guests are welcome to use the eight seat patio table. This is situated in the courtyard and is set in slate chippings. If you wish to have soft drinks, tea/coffee or a snack provided outdoors, please ask. There is a charge applicable for food and drinks.
We will do our best to accommodate special dietary needs. Please let me know if you require this at time of booking.
